Regina Vannicola has sold homes on the Westside since 2004 and leads a Compass team from an office on Montana Avenue, in the North of Montana neighborhood where much of its house business sits. The home pictured, 434 21st Place, is one of hers: the team listed it and it sold for $6 million in April 2026, 9% over its list price, after eight days on the market. Other recent seller-side results include 2326 California Avenue at its full $4.35 million list price and 1053 17th Street at about 21% over asking.

Condos are the other half of her practice. The team has closed about 60 Santa Monica condo and townhome sales since 2020, including 1755 Ocean Avenue #514 at $2.875 million and 838 17th Street #105 at $2.44 million, so it knows how to price a unit building by building and how to get HOA documents and disclosures in order before launch. Many clients sell a condo and buy a house in the same move, and the team runs both sides of that transition.

For sellers, the team handles repairs, cleaning, staging and vendor scheduling, can front pre-sale improvements through Compass Concierge, and prices against Santa Monica's transfer tax tiers, which jump at $5 million and again at $8 million.
